Developer Bukit Sembawang Estates will launch on Saturday (10 Mar) the first phase of Nim Collection, a 99-year leasehold landed residential project in Nim Road, located in Seletar Hills.

The Business Times reported that this will be the first private residential project to be launched in Singapore this year, and the developer plans to release 30 out of 47 units in its first phase at an average price of between $2.8 million and $3 million.

Phase One comprises 37 inter-terraces, eight corner terraces and two semi-detached homes designed in partnership with renowned architect Mok Wei Wei of W Architects.

Nim Collection is also one of the first projects here to adopt the Urban Redevelopment Authority’s new “envelope” control guidelines. This gives developers greater flexibility in the design and configuration of interior space, as it allows them to do away with present micro restrictions on floor-to-floor height, attic profile and basement protrusions. Instead, the new rules regulate the “envelope” or the overall form of a property.

“Nim Collection represents a new generation of landed homes that break away from the usual conventional design. This includes a unique blend of high spatial heights, volume, luxury of space and layout,” said Bukit Sembawang Estates CEO and Executive Director Ng Chee Seng.

The development is located near the Ang Mo Kio, Yio Chu Kang and Buangkok MRT stations. It is jointly marketed by CBRE, Huttons Asia and Edmund Tie & Co.

According to Joseph Tan, CBRE’s Executive Director for Residential, Nim Collection is a highly prized investment as landed terrace houses are very limited in supply, while Edmund Tie’s Margaret Thean noted that buyers will get more value for their money due to the additional usable space.
